Debt-To-Income Ratio (DTI)
The debt-to-income ratio measures your monthly debt payments as a percentage of your gross monthly income. Lenders use DTI to determine how much mortgage you can afford. Most lenders prefer a DTI of 36% or less, with no more than 28% going toward housing expenses (the "front-end" ratio). The total including all debts is the "back-end" ratio.
