Discount Point

Mike Starr·Reviewed August 2026

A discount point is a fee paid to the lender at closing in exchange for a reduced interest rate on the mortgage. Each point equals 1% of the loan amount and typically lowers the rate by about 0.25%. Paying points upfront makes sense if you plan to stay in the home long enough for the monthly savings to exceed the upfront cost.
