CLTV (Combined LTV)

Mike Starr·Reviewed August 2026

The Combined Loan-to-Value ratio adds together all mortgage balances (first mortgage, HELOC, home equity loan) and divides by the property value. Lenders use CLTV to evaluate the total debt secured by a property. A lower CLTV means more equity and less risk for the lender.
