Deed Restriction
A deed restriction (also called a restrictive covenant) is a legally binding limitation placed on a property that controls how it can be used. Common restrictions include prohibitions on certain building types, fence heights, paint colors, or business uses. Deed restrictions run with the land, meaning they bind future owners as well. They appear in the property's title records.
