Rate Cap
A rate cap limits how much an ARM's interest rate can increase. There are three types: an initial cap (limits the first adjustment), a periodic cap (limits subsequent adjustments), and a lifetime cap (limits the total increase over the life of the loan). Caps protect borrowers from extreme payment shock when rates rise rapidly.
