TRID (TILA-RESPA Integrated Disclosure)

Mike Starr·Reviewed August 2026

TRID refers to the mortgage disclosure rules issued by the CFPB in 2015 that integrated the Truth in Lending Act (TILA) and Real Estate Settlement Procedures Act (RESPA) disclosures into two standardized forms: the Loan Estimate (delivered within 3 days of application) and the Closing Disclosure (delivered at least 3 days before closing). TRID makes it easier for borrowers to understand and compare loan offers.
